Pre-Construction and Plan Review

Review, verify and ensure a shared understanding of the house plans, structural options and where the house will be placed on the lot.
Other items addressed include:
- Verification of floor plan, elevation, garage orientation, design center selections
- Electrical and low voltage selections and locations
- Cabinet selections and layout
As in every meeting, go over site safety requirements, explain the construction schedule and any potential revisions or delays and establish the schedule for upcoming meetings and estimated completion dates.

Pre-Slab Orientation

Time: 30 minutes
Location: Homesite
This meeting is scheduled once the building permit is received. Progress has been made with the scraping of the lot, form boards will be in place to show the orientation of the garage, the footings and foundation can be seen, preparation for any structural options, underground plumbing and electrical and the steel rebars that hold it all together.

Lintel/Block Orientation

Time: 30 minutes
Location: Homesite
This is an opportunity to see the strucural integrity of the house - block walls, hurricane strapping, reinforcing steel and continuous load path construction. It's a review and confirm window and door locations and options such as sliders, floor outlets and hose bibs.

Pre-Drywall Orientation

Time: 1-2 hours
Location: Homesite
All strucural selections are in place and can observe behind the walls, such as:
- View framing and roof trusses
- Document HVAC duct work, plumbing, electrical, gas, low voltage
- View pest defense (tubes and Bora-Care)
- Ensure all phone, cable, security, stuctured wiring is correctly located
- See Low-E windows, insulation, foam-filled block walls, how ducts are sealed
- Review landscaping

Cabinet and Countertop Orientation

Time: 30-45 minutes
Location: Homesite
This meeting is approximately 3-4 weeks after the pre-drywall orientation to ensure cabinets are as selected.
It's to confirm the correct installation of cabinet style, color, personalized designs and hardware. Countertops will be installed as well.

Grading Orientation

Location: Homesite
The purpose of this meeting is to walk around the house to see landscape beds and irrigation, tree placement, and property line boundaries.
The construction manager will explain what effect fences will have on drainage. Review the drainage plan and where and how the lot will drain. Note: the lot will drain completely within 48 hours.

Pre-Closing Orientation

Location: Homesite
This meeting is about 1 week before closing.
A great deal is covered through demonstration and detailed explanation:
- Exterior: windows, roof, stucco, utility meters, irrigation, concrete
- Garage: water heater, openers, attic access, combustionair vent, CFCI breaker
- Interior: entry doors, locks, drywall, flooring, appliances, cabinets, countertops, backsplash, bath tops, electric, HVAC, low voltage, plumbing
- Follow Up: emergency phone numbers, customer service procedures, warranty inspection walks, warranty vs. maintenance
Any exceptions will be documented as the punch list.

Final Walkthrough

This often combined with the pre-closing orientation. If there is a punch list, verify and approve completion.
